Market Rent Review

This is urgent!

Most retail leases contain time limits for you the tenant to respond to a Market Rent Review Notice. Usually not more than 14 days. If you do not respond within that time the Landlord is legally entitled to charge the rent as determined by the Landlord.

You must object in writing in a timely manner.

Contact Retail Pace and we can prepare the objection for you.

The most effective  method to resolve a Rent Review is by commercial negotiation.

The property professionals at Retail Pace have the experience and knowledge to obtain the best possible outcome for you.

Redevelopment

If the Landlord chooses to redevelop the property most retail leases give them the right to relocate you or even terminate your lease against your will.

This may also present an opportunity for your business.

Like Rent Reviews Most retail leases contain time limits for you the tenant to respond to a Redevelopment Notice.

You must get professional help promptly. Call or email Retail Pace immediately.

Are you being over charged?

In our decades of experience reviewing retail leases in Australia it is common to find significant errors in charges made against tenants for rent and outgoings.

The technical skill required to discover and prove such errors is often beyond the capability of many professional property managers, accounts or lawyers. This is a very specialised skill. And then you must negotiate a refund.

The professionals at Retail Pace include very experienced senior retail property managers who have that skill.

In 2008 we obtained a refund of many tens of thousands of dollars for one client who we discovered had been over charged for six years.

Lease Assignment

Sold your business conditional upon Assignment of the Lease?

Do not assume this is a formality.

In most circumstances the Landlord is perfectly within their rights to refuse an Assignment or place onerous conditions placed by Landlords on the purchaser and sales fall through.

We strongly recommend you consult with Retail Pace before you place the business on the market to avoid such problems.

Cost?

In most cases using Retail Pace will save you many times our fee. For these services most clients choose an hourly rate as the most  cost effective fee.
